Oversee the day-to-day technical operation of the properties in cooperation with Facility Management providers.Ensure the highest technical standards, regulatory compliance, and operational efficiency across the portfolio.Plan, manage, and monitor maintenance, refurbishment, and CapEx projects.Lead technical procurement and tendering processes, including contractor selection, negotiations, and contract management.Coordinate external service providers, consultants, contractors, and authorities.Provide technical support during leasing transactions, tenant fit-outs, handovers, and development projects.Manage technical issues, warranties, insurance-related matters, and risk mitigation activities.Prepare and manage operational and capital expenditure budgets and monitor project costs.Review and approve invoices, payment applications, and contractor deliverables.Prepare regular technical, operational, and financial reports for management.Maintain accurate technical documentation, records, and property management systems. Bachelor's or Master's degree in Mechanical Engineering, Electrical Engineering, or a related technical discipline.Minimum 5–8 years of professional experience in technical property management, facility management, building operations, engineering, construction, or commercial real estate.Strong knowledge of office building operations, preventive maintenance planning, HVAC, electrical, mechanical, and building systems, as well as technical compliance requirements.Experience managing capital expenditure (CapEx) projects, tenant fit-outs, refurbishments, and contractor relationships.Solid understanding of budgeting, cost control, procurement, tendering, and vendor management processes.Ability to work independently, manage multiple priorities, and successfully deliver projects from initiation through completion.Strong communication, negotiation, and stakeholder management skills, with the ability to collaborate effectively across different functions and organizational levels.Practical understanding of health and safety requirements, technical regulations, and building-related compliance standards.Strong analytical and problem-solving capabilities with a hands-on and solution-oriented approach.Fluent Hungarian and English language skills, both written and spoken.Personal CompetenciesProactive and solution-oriented mindset with a continuous improvement focus.Strong sense of ownership, accountability, and commitment to delivering results.Excellent organizational and project management skills.Commercial awareness with a focus on operational efficiency and value creation.Ability to build and maintain effective relationships with tenants, contractors, service providers, and internal stakeholders.Strong attention to detail while maintaining a strategic and business-oriented perspective.Flexible, resilient, and capable of performing effectively in a dynamic environment.
